Type of construction

  • Seismic Resistant RCC Framed Structure (seismic zone 3) with Block work Partitions.
  • Concrete Grade and Steel Grade as Per IS Codes
  • The Height of each floor shall be 10’0” Floor to Floor.

Flooring & wall finishing

  • Flooring will be good quality Italian Marble for the Foyer, Living, Kitchen, Dining and All Bed Room area with 4” Skirting.
  • Toilets: Imported concept tiles for floor and walls up to False ceiling Height.
  • Kitchen : Imported concept tiles dado above the counter up to 2'0" height.
  • Balcony, Utility: Imported Vitrified Tile Flooring.
  • Lift Lobby and fascia wall & floor using Marble, as per the Architect’s Design.
  • Staircase will be a Granite Finish.

Painting

  • Internal walls: Wall putty finish with Acrylic Emulsion paint.
  • Approved Weather Proof Emulsion Paint for External Walls with Combination of Texture Finish.
  • Service Area: Oil bound/acrylic distemper.
  • Doors: All doors shall be finished with melamine finish.

Sanitary & Plumbing fittings

  • Sanitary Fittings: European Water Closet (EWC) with Grohe or equivalent make as per Architecture design.
  • Faucets: Shall be single lever concealed diverters CP finish, Heavy body metal fittings of Grohe or equivalent make.
  • Plumbing: All water supply lines shall be In ISI marked CPVC pipes. Drainage lines and storm water drain pipes shall be in PVC.
  • Kitchen & Service area: Floor mounted Faucets / taps using Grohe or equivalent shall be provided.
  • Stainless Steel Sink single bowl with drain board of make Franke or equivalent shall be provided for the kitchen.

Kitchen

  • Kitchen Platform will be 20 mm thick granite counter top slab will be provided.
  • Provision for water Purifier above the kitchen sink.
  • Utility will have provision for inlet & outlet for Washing Machine.
  • Electric oven / Microwave, and Fan point will be provided.

Doors

  • Door Frames: Main door frame and shutter will be 7’6” height and shall be of seasoned teak wood with melamine finished.
  • Door Shutters: All Internal door frames and shutters will be 7’6” height and shall be of African teak wood. All internal and external faces to be melamine finished.
  • Hardware: All hardware shall be in C.P Brass, tower bolts, doorstoppers, hinges. Locks shall be mortise from YALE make or equivalent.
  • French Doors: UPVC French doors shall be provided for the balconies as per the Architect’s Design.

Windows & Ventilators

  • Windows and Ventilators shall be made of UPVC with reputed brands.

Electrical Wiring & Switches

  • Concealed copper wiring using Polycab / Finolex Cables or equivalent make with modular plate switches, centralized cabling system for all electrical and communication requirements.
  • Wiring shall be done for lighting, 5 Amps, 15 Amps and AC points In the Apartment.
  • Switches: All switches shall be Legrand or equivalent make.
  • Adequate ELCB and MCB shall be provided in each apartment.
  • Provision for the fresh air fans shall be provided for all toilets and kitchen.
  • Provision for telephone shall be provided and centralized cabling for Multi DTH systems also shall be provided in the living room and all bedrooms.
  • Internal and external light fittings would be provided for common areas and balconies.
  • 3-Phase supply with independent meters and phase Auto change facility in each apartment.
  • False Ceiling will have LED lights in Corridors and Lobby.

Ceiling Treatment

  • One coat of Oil Bound Distemper paint shall be applied in the common areas, utility, service areas and the ceiling of all the apartments.
  • False ceiling for the entire apartment shall be provided with putty and emulsion paint.

Wall Treatment

  • Internal Wails: Gypsum plastering with emulsion paint.
  • Service area: Premium Emulsion.
  • Approved Weather Proof Emulsion Paint for External Walls with Combination of Texture Finish.

Elevator

  • Automatic elevator for 8 passengers shall be provided with Automatic Rescue Device feature with automatic doors & Stainless steel finish of Mitsubishi or Schindler brands.

Balcony

  • Will have glass and SS railing as per Architect’s design.

Air Conditioning

  • All bedrooms, living room & family space shall be of VRV type air-conditioning except kitchen.

Security System

  • Video door phone for all the apartments.
  • Smart Surveillance system for common areas and lobbies using CCTV with DVR facility.

Landscaping

  • Adequate and well-designed landscape shall be provided as per the architects design
  • Interlock Pavers to be laid in driveways and walkways.
