The flats are to be constructed with the following specifications subject to minor changes in dimension, locations found desirable or necessary
to ensure sound engineering practice at the sole discretion of the Builder/Developer.
TYPE OF CONSTRUCTION
RCC frames structure designed for earthquake resistance (seismic zone 3). Generally outer walls will be 8″ thick and inner partition walls will be 4″ thickness. Ceiling height will be 10’0″ approximately except in toilets.
FLOORING & WALL FINISHING
Flooring will be feature wooden flooring in Master Bedroom. Flooring will be with good quality Engineered tiles for the Living, Dining, Bedroom & Kitchen double charged vitrified tiles with 4″ skirting. Toilet tiles will be blend of imported digital tile. In the wash area Flamed tiles will be provided up to the 4 feet wall height or will be in line with kitchen dado.
Main Door & Internal door will be provided Italian doors. Main door will be provided with secured Godrej lock, with safety chain and peephole. Doors to the bed room will be provided with secured locks The secured locks will be Godrej or equivalent quality and provide with at least two keys each.
WINDOWS AND VENTILATORS
Steel grills (painted) will be provided with all windows and ventilators. Windows & Ventilator will be Aluminum casement fitted with 4mm thickness glass as per builder’s choice.
20mm black granite slab will be provided for kitchen cooking platform with 8″ X 12″ ceramic dado (2′ above counter). b. A single bowl stainless steel sink with drain board will be provided.
Ceiling painting OBD over putty.Putty with Acrylic Emulsion for interior walls Asian Paints or equivalent. Enamel paints for MS Grills. Exterior walls painted with weather shield paint, Asian paints or equivalent.
PLUMBING AND SANITARY FITTINGS
All ceramic fitting closets and wash basins will be white (Parry ware or equivalent). Toilet closets will be EWC Wall hung & Concealed flushing cistern or IWC as desired by the contracting party. Wash basin will be provided for Below Counter basin. Provision for hot water connecting in individual heater of 15 Liters capacity for each toilet. Hydro Pneumatic system will be provided for water supply. Internal, External water distribution pipe, Hot water & Cold water pipe used for CPVC pipe (SDR Grade). Pre-filtration water treatment. Rain water disposal for down takes pipes + Rain water harvesting pit. Sanitary Fixtures & CP fittings will be used for High end Range. Hot and cold mixes for Rainfall shower and Pillar cock in each toilet & Basin mixer used for only dining area wash basin (Jaguar CP equivalent fittings). Individual bore wells will be provided.
Concealed copper wire of polycab with Anchor.Legrand or equivalent modular switches, plug sockets (All wires of Finolex or equivalent copper wires). One Telephone Jack/TV Jack will be provided in all bedrooms, living and dining rooms. Separate meter for lighting in common areas, and the pumps. Separate Electrical meter board to accommodate 3 phase meter for Individual villa with proper housing will be provided. 3 Phase will be provided for each villa with automatic phase change-over switch. 15 amps power plug sockets will be provided for water heaters in the toilets and for air conditioners in the bedrooms and the living room. One 5amp socket will be provided for each room including balcony except in the living room, in addition to a multiple socket with 3 outlets will be provided for connection to TV, stereo etc. 2 way switches will be provided for fan and light in all bedrooms. One bell point will be provided. Standby Generator (noiseless) of adequate capacity with automatic change over switch will be provided for all common area requirements such as pump, lighting etc. The power will be available for all villas and extended to all rooms fan and light points. Required number of adequate capacity pumps with motors for bore well water and corporation water from the sump with standby pumps and motor will be provided along with proper housing.
