Type of construction

  • RCC frames structure designed for earthquake resistance (seismic zone 3).
  • Generally outer walls will be 8” thick and inner partition walls will be 4” thickness.

Flooring & wall finishing

  • Flooring will be with good quality 4’ x 2’ Vitrified tiles for the Foyer, Living, Bedrooms, Kitchen & Dining area with 4” skirting.
  • Toilet tiles will be a blend of imported digital tile.
  • Toilet flooring will be Firm foot – grip tiles.
  • In the wash area Ceramic tiles will be provided up to the Parapet wall height or will be in line with kitchen dado.
  • 20mm black granite slab will be provided for kitchen cooking platform with 8” X 12” ceramic dado (2’ above counter).


  • Ground Floor Entrance & Lift Lobbies: Imported tile.
  • Typical Floor Lift Lobbies: Imported tile
  • Staircase : Restile/Equivalent Flooring.
  • Corridors: Vitrified/Ceramic Tile Flooring Lift Jamb will be Granite will be provided.


  • Main Door Frame will be Polished teak wood frame with both side Laminated Flush Door Shutter with Godrej Highly secured digital locks.
  • Other doors will be good quality wooden frames with both sides Laminated Flush Door Shutter.
  • All door fittings will be SS fittings.

Windows and ventilators

  • MS grills (painted) will be provided with all windows.
  • Windows & Ventilator will be UPVC casement fitted with 4mm thickness glass as per builder’s choice.


  • Ceiling painting OBD over putty.
  • Putty with Acrylic Emulsion for interior walls Asian Paints or equivalent.
  • Enamel paints for MS Grills.
  • Exterior walls painted with weather shield paint, Asian paints or equivalent.
  • Melamine Matt finishes paint for main door.
  • Enamel paint for other door

Plumbing & sanitary fittings

  • All ceramic fitting EWC and wash basins will be white (Hindware or equivalent).
  • Provision for hot water connecting in individual heater of 15Liters capacity for each toilet.
  • Hot and cold mixes for shower and tap in each toilet (Hindware CP fittings or equivalent fittings).
  • Concealed plumbing lines from the overhead tank for each floors.
  • Single bowl stainless steel sink with drain board in the Kitchen.

Electrical wiring & fittings

  • Concealed copper wiring with Legrand / Crabtree or equivalent modular switches.
  • HT connection with internal metering for units.
  • Separate meter for lighting in common areas, the lift and the pumps.
  • 3-phase will be provided for each apartment.
  • 15-amp power plug sockets will be provided for water heaters in bathrooms and for air-conditioners in bedrooms.
  • One 5-amp socket will be provided for each room, except in the living room, in addition to a multiple socket with 3 outlets will be provided for connection to TV etc.
  • 2 way switches will be provided for fan and light in all bedrooms.
  • Two no of 5 Amp Sockets and 1 no of 15A socket will be provided in the kitchen.
  • One bell point will be provided.
  • Fans points in living room, dinning & bedroom.
  • Light points, in Living, dinning, Bed rooms, Kitchen, washing area & Balcony.

  • DG backup for 2 BHK – 750watts Single Phase – Complete Lighting Fan & 6A Socket load with TV through ACCL.
  • DG backup for 3 BHK – 1000watts Single Phase – Complete Lighting Fan & 6A Socket load with TV through ACCL.
